The building envelope is where South African construction has changed most in recent years, because energy regulations now require a minimum standard of thermal performance in new work. That has moved ceiling insulation from an optional comfort upgrade to a compliance requirement, and it is worth knowing whether work you are commissioning is subject to it.
The physics is simple enough to state plainly. Heat moves from warm to cool. In summer a roof surface can reach well over 60°C, and that heat radiates down into the space below. In winter the flow reverses. Insulation slows that transfer, which reduces both the summer heat load and the winter heat loss. In most South African homes, ceiling insulation is the single most cost-effective comfort intervention available — considerably more so than wall insulation, because the roof is where the largest gain and loss occur.
Ventilation is the other half and is frequently forgotten. A roof space needs to breathe. Sealing it entirely traps moisture, which condenses, wets insulation and rots timber.

Insulation or waterproofing. Different jobs. Insulation slows heat transfer; waterproofing keeps water out. Wet insulation stops working, which is why the two are related in practice.
Bulk insulation or reflective. Bulk insulation traps air in a thick material and resists conducted heat. Reflective foil products reflect radiant heat and need an air gap to work at all — installed tight against a surface, they do very little.
Roof covering type. Sheet metal, tile and concrete roofs behave differently in weight, thermal response, noise and detailing.
Insulation tape. Worth naming, because it is easily confused with electrical insulation tape. In a building context this generally refers to tapes used to seal joints and vapour barriers rather than anything electrical.

Points worth carrying:
- Falls from roofs and through ceilings cause serious injuries and deaths every year. A ceiling will not hold your weight — move only on the trusses, use boards, and do not work alone in a roof space.
- Keep insulation clear of heat sources. Downlights, flues and chimneys need the clearance stated by their manufacturer. Insulation packed against a recessed light is a genuine fire risk, and fire-rated covers exist for exactly this.
- Do not block eaves ventilation. Insulation pushed into the eaves stops the roof space breathing and causes condensation, damp and timber decay.
- Wear protection when handling insulation. Mineral fibre irritates skin, eyes and airways. Long sleeves, gloves, goggles and a suitable mask, and ventilate afterwards.
- Older buildings may contain asbestos. Asbestos cement roof sheets were widely used in South Africa. Do not cut, drill or break them. Removal is regulated work for a registered contractor.
- Check for electrical cabling before moving anything in a roof space, and never staple or pierce cables.
- New work must meet energy requirements. South African regulations set minimum thermal performance for new buildings and major alterations. Confirm compliance rather than assuming.
- Fix leaks before insulating. Wet insulation loses most of its value and promotes decay.
